Assisted Living: Individuals need to be assessed by a Case Worker from Fraser and meet certain criteria. If they are accepted, their monthly rent is subsidized and based on 70% of their after-tax income. They also qualify to receive more care. Fraser Health places individuals into Assisted Living suites.
Independent Living: Monthly rent is based on square footage so the larger the room, the higher the rent. See “Room Types and Rental Rates” sheet. If individuals have lower income, they may be eligible for a subsidy through BC Housing’s SAFER program. This information is also on the “Room Types and Rental Rates” sheet.

The Shelter Aid for Elderly Renters (SAFER) program helps seniors 60+ in BC with low to moderate incomes by providing monthly cash payments to subsidize their rent. As of April 1, 2025 the eligibility income limit is $40,000. For more information, to complete an application form and Rental Assistance Program Calculator go to:

Applicants are responsible for completing the SAFER application and Seton Villa’s Director of Finance will stamp to verify the information. Those approved are responsible for reapplying for SAFER each year.

3 meals a day, weekly housekeeping and laundry, basic cable, insurance, recreational activities, a security pendant and maintenance. The only expense would be a mobile or home phone.

The first person pays whatever the monthly rental rate is. The second person pays $1000/month.

Yes. If the individual is assessed by Fraser Health and the cost for care will be determined by them based on income.

Fraser Health sets the rate for care services at $44.56/hour. This hourly rate is prorated; the resident pays for the length of time for the service (i.e. 15 minutes = $11.14).

Seton Villa’s original 19-floor tower has 217 suites: 28 are Assisted Living on floors 2, 3 and 4 with Independent Living on floors 5 through 18.

Seton Villa’s new development, in partnership with BC Housing and Canadian Mortgage and Housing Corporation will have 48, fully wheelchair accessible units for Independent Living, with occupancy slated for late spring of 2027.

The suites in the 19-floor tower, on floors 5 through 11 do not have kitchens. These floors have common rooms where residents can visit and use the microwave, kettle, and communal fridge. These rooms are studios, medium suites, and corner doubles.
Rooms on floors 12 through 18 have kitchens. These rooms are small bachelors, large bachelors, small one bedroom and large one bedroom.
In the new SV2 building all suites will have kitchens.

Weekly laundry is included but if you want to do some of your own personal items, we have laundry rooms on the 8th and 10th floor of SV1.

To apply for a suite in the original tower (SV1), fill out the application package. This includes the application form, dietary requirements form, physician’s review and MOST form. The Physician’s Review and MOST forms must be filled out by the family doctor. Once the paperwork is returned, we schedule a pre-occupancy meeting with Laura and the Director of Care.
Application for the new building (SV2), through BC Housing, will be announced in the coming months.
